How stamp duty works in Karnataka
Stamp duty is a state levy paid when a property sale deed is registered. In Karnataka, the stamp duty slab depends on the property value. The total outflow also includes registration fee, cess on stamp duty, and surcharge on stamp duty. This calculator hardcodes the requested July 2026 rates for Bangalore urban and rural area types.
- Stamp duty: 2% if value is up to ₹20,00,000; 3% if value is ₹20,00,001 to ₹45,00,000; 5% if value is above ₹45,00,000.
- Registration fee: 1% of property value.
- Cess: 10% of stamp duty.
- Surcharge: 2% of stamp duty for urban BBMP/BMRDA areas and 3% of stamp duty for rural Panchayat areas.
Worked example: ₹1 Cr flat in urban Bangalore
For a ₹1,00,00,000 flat in an urban BBMP/BMRDA area, stamp duty is 5% or ₹5,00,000. Cess is 10% of stamp duty, or ₹50,000. Urban surcharge is 2% of stamp duty, or ₹10,000. Registration fee is 1% of value, or ₹1,00,000. The estimated total is ₹6,60,000, equal to 6.60% of the property value.
No women-buyer concession in Karnataka
Karnataka has no separate stamp duty concession for women buyers under the rates used here. Buyer composition may affect ownership and loan planning, but this calculator applies the same stamp duty slabs for all buyers.
