Buying an apartment in Bangalore: a step-by-step guide

PropVision research · Oct 14, 2026 · 6 min read

Buying an apartment in Bangalore comes down to six decisions: budget, location, ready or under construction, the builder's paperwork, the total cost and the agreement. This guide takes them in order, with numbers from the 614 apartment projects PropVision reviews.

1Set the budget before you look

The median starting price of a new apartment project in Bangalore is ₹1.25 Cr. 78 projects start under ₹75 lakh, 267 start between ₹75 lakh and ₹1.5 crore, 143 between ₹1.5 crore and ₹3 crore, and 63 at ₹3 crore or more. If you are taking a loan, get an eligibility figure from a lender first so that you shortlist within it.

2Pick the side of the city

Most buyers choose by commute. East Bangalore (Whitefield, Sarjapur Road, Varthur) has the most new supply and a median of ₹11,418 per sq ft. North Bangalore (Yelahanka, Hennur, Devanahalli) is at ₹11,208, and South Bangalore (Electronic City, Bannerghatta Road, Kanakapura Road) is at ₹11,482. Prices differ much more between localities than between zones, so compare the locality rates once you have a zone.

3Decide between ready to move and under construction

Of the apartment projects we track, 169 are ready to move or within 90 days of possession and 445 are under construction. A ready flat lets you see exactly what you are buying and carries no GST once the occupancy certificate is issued. An under-construction flat usually costs less per sq ft and lets you pay in stages, but you carry the risk of delay and pay GST on the price.

4Check the paperwork

Every project that is still selling must be registered with Karnataka RERA. Look the registration number up on the Karnataka RERA portal and confirm the promoter name, the land details and the completion date the builder committed to. Then ask the builder for the sanctioned building plan, the khata, and the commencement certificate. For a ready flat, ask for the occupancy certificate. Each PropVision review lists the RERA number and the approvals we could verify.

5Work out the total cost

The quoted price per sq ft is applied to the saleable area, which includes a share of common areas. The carpet area you actually live in is smaller, so compare projects on carpet area where you can. On top of the agreement value you pay stamp duty and registration, plus charges such as car parking, clubhouse membership, maintenance deposit and legal fees. The stamp duty calculator gives the first two for your price.

6Read the agreement for sale

Before paying more than the booking amount, read the agreement for the possession date, the penalty the builder pays for delay, the payment schedule and what happens if you cancel. RERA requires the agreement to state the carpet area and the completion date. If any of these are missing or vague, ask for them in writing.
