Can a Bangalore homebuyer actually find a project's approval documents?

We checked ten statutory approvals across 308 Bangalore residential projects. For 17.5% we could not find a filed fire NOC, and for 18.8% no airport height clearance.

What this measures — and what it does not

This is a study of disclosure: whether the paperwork is publicly findable. It is not a compliance audit.

A project counted as "no document found" may well hold the approval and simply not have filed it where a buyer can see it. Nothing here should be read as evidence that any project or builder is non-compliant, and we name no builder for that reason.

Methodology

Sample. 308 Bangalore residential projects in PropVision's property database. Not a random sample of the Bangalore market — these are projects we cover, which skews toward larger launches by established developers. Rates for the wider market could differ.

Collection. Approval documents were gathered from Karnataka RERA portal filings between 15 January to 17 February 2026 and are hosted alongside each project page. Every project counted as "documented" links to the document itself, so any figure here can be checked against the source.

Definitions. Documented — we hold a filed document. No document found — we searched for this approval and found none. Not checked — the approval was not part of collection for that project.

Denominators. Every rate excludes "not checked". For 229 of 308 projects all ten approval types were checked; for the remaining 79, three types (building plan, fire NOC, height NOC) were not collected at all and are excluded from those three rates rather than counted as undocumented. This is why sample sizes differ by row.

Limits. Absence of a filed document is not evidence that an approval does not exist. Filing practice varies, and a promoter may hold a certificate without publishing it. We have not contacted developers to confirm individual cases.
